ABOUT THE ACCOMMODATION

Navigating the london housing market

When you’re looking for rooms to rent in London, finding your ideal spare room or flatmates in a city with over 10 million people can be very tough. That’s over 2 and a half times the population of Sydney! Australia’s largest city. Given the amount of competition, it’s no wonder that London has one of the most expensive rental rates in the world.

Check out how much the average Londoner pays to rent a room;

https://www.facebook.com/theworkingholiday.club/posts/1593786150682762

So what is the average price for a room in london?

Expect to pay at minimum £650 a month, excluding expenses, sharing a flat with 3-4 other people.

Extra expenses not included in rent. You will need to add the following monthly average expenses:

  • Council tax: about £35 per person
  • Water: about £8 / £10 per person
  • Electricity / gas: about £20 per person
  • Internet: about £15

Your total monthly, housing expenses will therefore be at least £750, depending on the number of people with whom you share the apartment.

Yes, London is not exactly cheap. In AUD that’s already $1,250 just for your housing!!! Take into account another £98 for your monthly travel card and £100-£250 for living expenses (food, toiletries etc.) and you start to realise the cost of living is a little more than Australia and New Zealand.

That is why we offer affordable accommodation with travel flexible leases for participants on our Accommodation and Visa or Jumpstart London Programs.

Volunteering for your rent

Exclusive to our Zone 1 properties, you can apply for the opportunity to volunteer for 20 hours/week and get your rent and meals for free!

What type of volunteering will I be doing?

You will be assisting around the property in the following areas;

  • Reception / Admin
  • Catering / Kitchen hands
  • Housekeeping
  • Grounds work and gardening
Can I select where I live?

Our course! Our UK team have all lived in London before (some even in our houses!) and can tell you all about our properties and options, to help you make the best choice for you.

Pre-departure you will have the opportunity to decide if you want to start in our Zone 1 properties or Zones 2-4 shared houses. You will also have the opportunity to put down a preference for your room configuration.

On arrival in London you will be invited for Orientation where you will come into our Head Office and run through all the options for the available houses and rooms that week. In the following days you’ll then have the opportunity to go out and view all the properties and decided which one you’d like to move in to from there.

What costs are involved in my accommodation?

Just like any rental property, there are move in costs and ongoing rental payments associated. Through our Accommodation and Visa package or Jumpstart London package we try to make it as cost effective and simple for you as possible.

Pre-departure

During the application process you’ll decide on which type of accommodation you’d like to stay in. You’ll also have the opportunity to choose which starting week you’ll be arriving in London. Following this, you’ll be required to pay a £200 accommodation holding deposit to confirm your booking. This is so that we know we have a tenant arriving on these dates, and you know that we have a room set aside for you. The £200 will then go towards your bond for the property, when you move in on your arrivals week. When you eventually move out, you will be returned this deposit (as long your rent is up to date and everything is in the same condition as when you first moved in).

Move-in

You will be required to pay your first 2-4 weeks rent upfront, depending on your property type.

You will also be required to pay a key deposit, which you will get back when you vacate the property – provided you return the key.

Ongoing

Rental payments will be payable either weekly fortnightly or monthly, depending on your property type. 90% of our properties have all your bills included in the rent. If you move into a property where for example the water bill is separate, then the rental figure will be lower and reflective of this.

What are the lease terms?

At TWHC we understand that you want to make the most of your working holiday and go travelling as often as you can! That’s why we don’t believe in any long term lock in leases, as a rental agency would require you to sign a 6 month or 12 month minimum lease.

Our leases are travel flexible. Once you have moved into the property and paid your move in costs, your rent will be periodic and ongoing and you can live there indefinitely. At any point if you want to move out and go travelling, it will only ever be a 2 week or a 4 week notice period for you to move out.

If you are then returning back to London after your travel, we only ever need 21 days notice to get you back into a property.

THAT MEANS YOU CAN TRAVEL RENT FREE!!!

Can I book with my friend or partner?

Of course! We accommodate for singles, couples, or friends travelling together.

  • Processing times for the visa can vary from 4-6 weeks so you will need to leave sufficient time to apply before your intend travel dates. We recommend you leave at minimum 2 months.
  • There is a fast-track service however the British High Commission charges an additional fee for this.
  • Once your visa is granted, your passport will be returned to you with a vignette (visa sticker) glued in and you will use this to travel into the UK. This visa sticker will be valid for 30 days (from the date you give us in your application) and you must arrive into the UK within this 30 days.
  • Once you arrive in the UK you will need to pick up your Biometric Residence Permit. You must collect this within 10 days of arriving to the UK or before your vignette expires (which ever is later).

Your Visa Fees are payable to the British High Commission.

  • Immigration Healthcare Surcharge (IHS) – £300
  • Visa Application Fee – £244.
  • Applications from Brisbane, Canberra or Perth, will incur an additional fee of $105AUD to book your biometrics appointment.
  • If you choose to have your passport couriered then this will cost $24AUD. You can however opt to pick this up from your biometric appointment location centre.

These fees are non-refundable (even if your application is unsuccessful). In 2017 over 40% of first time visa applications applicants were rejected because of simple omissions and commonly made mistakes. Because the Visa application is entirely computer processed, applications can be rejected for errors as small as an incorrect date on a bank statement. Use our visa service and take this stress away!

Our professional licensed migration agents will help you every step of the way to ensure your application is approved first time around.

100% first time approval guaranteed, or you will receive a full refund.

Important: Keep in mind the Visa process will take approximately 4-8 weeks and you will need to be in your home country while applying for this.

NO TRAVEL INSURANCE?

These are the world’s most expensive countries to stay in the hospital

Written by: Dave Owen

It might be the least exciting part of going abroad, but leaving home without travel insurance could end up costing you significantly more than your whole holiday. Comparison site Finder has worked out which destinations in the world have the most expensive hospital stays for uninsured travellers – most of which cost more than living it up for a night in a luxury hotel.
  • Leading the pack is Monaco, where a one-night hospital stay costs on average a whopping £2,583. In contrast, the average travel insurance premium for a week there costs just £19. That means getting insurance is 136 times cheaper than staying in a Monaco hospital for a single night.
  • The second most expensive hospital stay is in Luxembourg, where a one-night stay costs £1,360 versus £19 to cover insurance for a week.
  • The top five is rounded out by Norway, Qatar, and Switzerland.
  • The UK placed 23rd out of 189 countries included in the study, with an average cost of £423 per night for overseas visitors who have to pay.
  • The cheapest hospital stay can be found in the Democratic Republic of Congo at just £1 per night (though the level of care may be somewhat lacking…)
If you’re going travelling soon and haven’t sorted out your insurance, we recommend doing so as soon as possible. We have a dedicated travel insurance service with World Nomads to ensure you get the best coverage for the best price. Email To Get A Quote
